Traditional wisdom suggests that home sellers should wait to list their home for sale until “the grass starts to turn green” in Spring. Data shows that in Austin and Central Texas more homes come on the market in Spring and early Summer than any other time of year. A big reason for that is the school year. Buyers often try to time their real estate purchases with their school calendar so that they can move in the summertime instead of having their kids move between schools in the middle of the academic year. But given overall market inventory levels, there’s plenty of other data and evidence that suggest that there’s not necessarily a “bad” time of year to list your home, or to be home shopping, for that matter. There are simply “good” times and “better” times.
In particular, the Winter holiday season tends to be a slower time of year for homes to sell due to Buyers’ attention being elsewhere (travel, shopping, hunting season, etc). But this is all very relative—frequently, it’s a difference of only a few extra days of home listings sitting on the market. For Buyers, this extra time might be just the opportunity to put a home under contract without ending up in the competitive, multiple offer situations you hear so much about, situations that are more common during the busier Spring and Summer season…so consider adding Real Estate to your Holiday shopping list this year!
